British regeneration and property investment specialist Harworth Group has filed an outline planning application with Selby District Council to transform its Gascoigne Wood site into a major rail-connected hub.

Located in Sherburn-in-Elmet, North Yorkshire, the rail hub will serve the North of England. It is expected to provide two million square feet of employment space and create up to 2,000 new jobs.

“We have spent a number of months working closely with Selby District Council, North Yorkshire County Council, technical advisors and key commercial agents to formulate a realistic plan to fully account for the constraints and opportunities the site offers, and we look forward to the application being considered as soon as possible.”

Formerly known as the Gascoigne Wood Colliery, the 276-acre site includes the existing 124-acre Sherburn Rail Freight Terminal.

Harworth has mentioned the existing rail connection as the site’s central asset in its application. The company has proposed to develop Class B2 (General Industry) and B8 (Storage and Distribution) spaces, which can be used for a range of rail-connected works.

The company said that the entire site benefits from an existing rail connection, which is capable of accommodating trains of up to 450m in length.

It further added that the site is W10 gauge ready to connect to industrial and distribution centres across the UK.

Selby District Council has selected Gascoigne Wood as one of five key sites within its Economic Growth Framework to provide jobs across the district.
